Why we're green

At Serenbe, we hold the notion that a community is a living part of its natural surroundings, not something to be built at nature's expense. From the ground up, we've taken a new look at community development, and have based every facet of Serenbe design on traditional values and the principles of environmental sustainability. Some elements of this design are obvious, while others are subtle or even unseen.

Development Design

Each Serenbe building project is designed to flow with the terrain, disturbing our natural landscape as little as possible. The entire community is laid out with accessible pathways to encourage walking. Native plants and organic landscaping techniques are used exclusively throughout Serenbe, eliminating the need for chemicals and expensive lawn maintenance.

EarthCraft Houses

All homes are built to the standards of the EarthCraft House Program. These standards include energy efficiency, low maintenance, air quality, water conservation, and resource-efficient building materials and systems. An EarthCraft House is a healthy, comfortable home that reduces utility bills and protects the environment.

Wastewater Treatment

Using newly designed, yet inexpensive reuse water techniques, treated effluent water is reused for irrigation and future water supply for toilets. Other wastewater is treated in a two-stage chemical-free passive system that incorporates non-disruptive filtration and dispersion.

Storm Water Management

Rather than creating concrete spillways that concentrate storm runoff, Serenbe storm water runoff is directed into natural systems of vegetated filter strips and shallow channels of dense vegetation. These natural filters remove pollutants while dispersing water flow.

Organic Farming

Serenbe Farms is a 25-acre working, organic farm located at Serenbe and part of the national Community Supported Agriculture partnership, Serenbe Farms provides organic produce throughout Atlanta and The Chattahoochee Hill Country.

Land Preservation

The 1,000 acres of Serenbe lie in the heart of 40,000 acres protected with a master plan that calls for 80% green space. Building sites are limited to 220 homes, including live/work spaces, and commercial buildings.

The Contemporary Proud Green Home at Serenbe

Proud Green Home Serenbe

The Proud Green Home at Serenbe is a design-build collaboration between LG Squared, Inc. and The Imery Group (Athens, GA). The primary goal of this home, which currently does not have an owner, is to designand build something beautiful, energy efficient and durable within the highly regarded sustainable community of Serenbe. In fact, the home’s energy consumption is projected to be net-zero which means it will produce as much energy as it uses with an on-site renewable energy source (in this case, roof top photovoltaic panels).

Before any renewable energy sources were considered, though, and to achieve this level of performance, we designed the home to use less energy. By focusing on thebuilding envelope, site orientation, lighting, appliances and maintaining efficient layout and volume, we were able to not only accommodate generous living spaces, but also keep the energy consumption to 60% less than that of the same home built to meet the current energy code.

What this means is; even without renewable energy, the homeowner will still have lower energy bills. Either way, the homeowner’s will be more comfortable and have a home that will last longer than the average.

Some of the design features include:

  1. Modern design with deep overhangs, recessed fenestration, and various shading devices (canopies, trellises) to reduce heat gain in summer and allow for heat gain in winter.
  2. Open, efficient floor plan with minimized volume to help reduce the amount of space that needs to be conditioned.
  3. Slab-on-grade with continuous slab edge insulation to prevent heat loss through slab.
  4. High-performance windows (U-Value 0.28 or less, SHGC 0.18 or less) that reduce heat loss and gain.
  5. Minimized glazing area to provide adequate natural light but minimize heat gain.
  6. 2×6 wall construction that incorporates advanced framing techniques to reduce the amount of framing used, and to reduce thermal bridging (heat loss through material)
  7. Wall and roof framing cavities completely filled with open-cell spray foam to provide between R-20 and R-22 thermal resistance.
  8. Taped seams, joints and cracks in the building envelope with Zip System tape to provide additional air sealing to keep the infiltration and exfiltration to minimum. The infiltration target for this home is 0.5 ach50 or less.
  9. HVAC System: Ducted mini-split system to provide heating and cooling 30-50% more efficiently than conventional systems, including ground source heat pumps (a.k.a. geothermal).
  10. Proud Green Home West ElevationThe home will be certified as EarthCraft House (Platinum Level), ENERGY STAR, Version 3.0, Indoor Air Plus, and Water Sense
  11. Master Suite meditation loft with “hidden” doorway through bookcase
  12. Large outdoor living area with fire pit and summer kitchen.

The tours of the HGTV Green Home at Serenbe have officially ended. The next person to set foot in the house will be the new owners. Thank you to all 7,800 people that spent the day touring the home! We look forward to seeing all of you at Serenbe again soon.

Connecting Paths

Imagine over a hundred miles of nature paths in your backyard—all for your hiking, cycling or horseback-riding pleasure. With more than 70 percent of the Serenbe acreage preserved as green space, you will never be more than a stroll away from interlinking greenway trails. Some will meander along creeks and streams. Others will lead you past wildflowers, waterfalls and the ruins of an early farm community.

The PATH Foundation, a non-profit organization dedicated to developing off-road trails throughout Georgia, is creating this extensive network of wooded paths. For more information about the PATH Foundation, visit www.pathfoundation.org.

The parks, trails, common areas and other aspects of the community have and will continue to be maintained in such a way as to preserve the natural beauty of the surrounding land under the management of Serenbe, Inc.
